What affects the price

Eight things that move the number

01

Size and surface area

Painters measure walls, ceilings, doors and trim, and not just the floor area. Tall walls and lots of doors or windows raise the surface area and the prep time.

02

Condition and prep

Clean walls in good shape cost less than walls with damage, peeling paint, patches or grease. Prep is often where bids differ most, so check what each one includes.

03

After-hours scheduling

Night and weekend work, or phases that keep your business open, affect how much a crew can do per shift and the overall schedule.

04

Height and access

High ceilings, warehouses and stairwells can need lifts or scaffold, and occupied rooms take more time than empty ones.

05

Coating type

Washable finishes, moisture-resistant coatings and specialty products cost more than standard paint, but can make sense in busy or wet areas.

06

Colors and coats

A dramatic color change, or deep colors, can take extra coats. Brand colors may also call for a specific product line.

07

Furniture, stock and equipment

A vacant suite is the fastest to paint. Moving and covering furniture, stock or machines adds time, whoever does the moving.

08

Exterior conditions

Pressure washing, repairs, masking and the weather window all shape what exterior work costs.

Comparing bids

What to check on every bid

The lowest number is not always the lowest cost. A cheaper bid may leave out prep, or may assume your staff will move everything. Before you compare, check that each written bid covers:

  • Exact areas and surfaces included
  • What prep and repairs are covered
  • The product, sheen and number of coats
  • Schedule, including any night or weekend work
  • Who moves furniture, stock and equipment
  • Insurance documentation

Questions

Cost questions

All commercial painting
Why do commercial painting bids vary so much?

Usually because of what is included. Compare the prep, the products, the number of coats, the schedule and who moves what, and not only the bottom line.

How do I get an accurate price?

Book a free walk-through. We look at the space, ask about your hours and send a clear written estimate. Fill in the form on this page or call us.

Is it cheaper to paint when the space is empty?

Generally yes, because a crew can work faster in a vacant space. If you are between tenants or before a move-in, that is a good time to paint.

Is night and weekend painting more expensive?

It can affect the price and the schedule. Your written estimate shows the total for the schedule you choose, so you can decide with real numbers.

Can a large project be split up?

Yes. We can phase work by floor, building or season so it fits your budget.

Do you offer free estimates for commercial work?

Yes. Every estimate is free and in writing.
